REITs and AI infrastructure emerging as key real estate investment themes

Summary:

India's real estate sector is evolving with the rapid growth of AI and data centres alongside traditional property development. REITs, data centre-focused companies like Adani Enterprises, Bharti Airtel (Nxtra), and Tata Communications, as well as established developers such as DLF, Godrej Properties, and Phoenix Mills, are emerging as key stocks to watch. While the long-term outlook remains positive, investors should focus on gradual allocation and monitor interest rates, office leasing trends, and global AI infrastructure spending.

Every time I sit down with a real estate report these days, one word keeps popping up, AI. Not IT services, not GCCs, but literal server farms eating up land the way malls once did. As someone tracking Dalal Street for a couple of years now, I've started splitting my real estate coverage into two buckets: the traditional office-and-residential plays, and the newer data-centre-adjacent theme riding on AI. Here's what's on my watchlist right now, and why.

REITs Are Still the Easiest Entry Point

India now has five listed REITs, Embassy, Mindspace, Brookfield India, Nexus Select and the newly listed Knowledge Realty Trust, with combined assets under management that have crossed ₹2.5 lakh crore. Embassy alone sits on a 51.2 million sq ft office portfolio spread across Bengaluru, Mumbai, Pune, NCR and Chennai. What I like here: quarterly distribution yields in the 6–9% range, and RBI recently opening the door for banks to lend to REITs under prudential norms, which should ease refinancing costs going forward.

Where the AI Angle Actually Shows Up

Adani Enterprises, through its AdaniConneX joint venture with EdgeConneX, is targeting 1 GW of data centre capacity nationally, with campuses live or coming up in Chennai, Hyderabad, Noida and Vizag. Bharti Airtel's Nxtra runs 120-plus edge centres and 12 large facilities, and has already filed its DRHP, once that lists, it could become India's first genuine pure-play data centre stock on the NSE. Tata Communications is the other listed name actively scaling colocation capacity. Sify, despite being one of India's oldest operators with 14 facilities and roughly 200 MW live, trades on NASDAQ rather than NSE, a detail a lot of retail investors miss.

The Numbers Behind the Buildout

India's colocation capacity is projected to touch 1.7 GW by the end of 2026, up from around 1,300 MW at the end of 2025, growth of over 30% in a single year, with the broader sector CAGR pegged at 15–20% through the decade. The Union Budget 2026–27 sweetened this further with a proposed tax holiday running till 2047 for foreign cloud companies using Indian data centre services, plus a 15% safe harbour on related-party costs, both aimed at pulling global capex onto Indian soil.

Traditional Developers Aren't Left Out Either

DLF, Godrej Properties and Phoenix Mills continue to benefit from the broader capital-inflow story even without direct AI exposure. Real estate FDI and FPI inflows touched $5.1 billion in Q1 2026, up 72% year-on-year, which tells you institutional money is chasing Indian property assets well beyond just server farms.

Where to Stay Cautious

●       India's 10-year bond yield touched a 20-month high of 7.0% in March 2026, rising yields typically pressure REIT distributions and developer borrowing costs.

●       Office REITs still carry a long-term work-from-home overhang on new leasing.

●       If hyperscaler capex growth slows globally, the demand assumptions baked into current data-centre valuations could turn out optimistic.
