Cube Highways Trust has an operational portfolio and improving financials. Revenue grew 26% in FY26, and PAT turned around from a loss of ₹35.72 crore in FY25 to a profit of ₹216.72 crore, a 707% improvement. EBITDA was ₹3,234.54 crore on revenue of ₹4,359.03 crore, indicating strong operating margins from the highway portfolio.

The portfolio includes 27 road assets across several states, including toll roads, and projects paid via an annuity, to provide a degree of earnings stability. Toll roads generate revenue based on traffic volumes. Annuity projects generate revenue through periodic payments regardless of traffic. Together, the mix creates relatively predictable cash flows, which is the whole point of an InvIT. 

The concern is total borrowings, which stood at ₹17,664.71 crore in FY26, up from ₹15,114.69 crore in FY25. Borrowings have risen sharply over two years. This needs to be read alongside net distributable cash flow figures in the offer document to assess whether distributions to unitholders are sustainable at current debt levels.

The comparable InvIT listings tell a mixed story. Citius Transnet listed at +6.23% over issue price and has held up. Raajmarg listed flat and has since moved to ₹116.50, above the issue price. Neither was a dramatic listing gain, which is typical for InvITs that are priced as income instruments.

The Cube Highways Trust InvIT opened for subscription today, July 22, 2026. This is Day 1 of a three-day window. There is no retail quota. The entire issue is split between QIBs at 75% and HNIs at 25%. Individual investors need to qualify as HNIs to participate. The minimum application size has not been declared yet. The trust was established in December 2021 and is registered with SEBI under the InvIT Regulations. It holds 27 operational road assets through project SPVs under concession agreements from various government authorities. Cube Highways Fund Advisors Private Limited is the investment manager. Cube Highways and Transportation Assets Advisors Private Limited serves as the project manager.

PAT figures for InvITs can be misleading because of large non-cash depreciation on infrastructure assets. Net distributable cash flow is the more relevant metric. Check the offer document for NDCF details before drawing any conclusions on yield.

SEBI requires InvITs to distribute at least 90% of net distributable cash flows to unitholders, making the return profile more like fixed income than equity. That is the product you are buying here.

Should you invest in Cube Highways InvIT?

Cube Highways Trust has a real, operational portfolio with improving financial metrics. EBITDA has more than doubled between FY24 and FY26. The trust swung to profitability in FY26. The 27-asset portfolio across multiple states provides geographic diversification that single-asset infrastructure funds don't have.

The case against:

  • 100% OFS means the trust raises nothing. The capital structure does not improve from this listing
  • Total borrowings have risen from ₹10,735 crore in FY24 to ₹17,664 crore in FY26, a sharp two-year increase
  • No retail quota, so individual investors need HNI-level capital to participate
  • InvIT unit prices are sensitive to interest rate movements. When rates rise, fixed-income alternatives look more attractive and InvIT prices tend to soften
  • Comparable InvIT listings have shown modest listing gains at best. This is not a listing-gains product

For investors who understand InvIT mechanics, want infrastructure income exposure, and are evaluating it as a yield instrument over a multi-year horizon, the portfolio quality and EBITDA trajectory are credible. For those expecting equity-like returns or a strong listing pop, this product is not designed to deliver that.

The distribution yield is the number that actually determines whether this is worth investing in. That figure comes from the NDCF in the offer document, not the headline revenue or even EBITDA. Read it before applying.
